General

We are a Scotland-based social enterprise. Our Bothies are built at our workshop in Fife, Scotland.

No, we don’t have a showroom but if you are interested in seeing a Bothy up close, please get in touch with us via email.

Outline prices of our Bothies can be found on the Craft, Artist and Studio Bothy webpages. We provide a full price list, which includes the costs of optional accessories and additional services, on receipt of your enquiry form or by request.

We also recommend 1000 Huts which is an excellent resource on hutting and provides other suggestions for accessing land.

Our Bothies have been meticulously researched and designed to comply with permitted development (Planning) and to be exempt from requiring a building warrant (Building Standards) in most cases.* However, as every site has different characteristics and local authorities follow different guidelines, the responsibility for ensuring that relevant permissions are in place remain with the owner.

If you have any concerns regarding planning permission, we recommend contacting your local authority in the first instance or emailing Bothy Stores to discuss your proposed location and establish what action, if any, should be taken. 

*Planning permission is required for sites within conservation areas and nature designated sites, and for Bothies that are intended for hospitality use or contain a bathroom.

Delivery

We deliver to sites across the UK. Please note, your site must have suitable access for prefabricated delivery via HIAB truck. See faqs below for further details.

Our Bothies are delivered as prefabricated units by HIAB truck. Craft and Artist Bothies are transported via wagon and drag. Studio Bothies are transported via rigid low loaders.

Upon arrival, each Bothy is lifted clear of the truck using the HIAB crane arm and positioned onto pre-installed foundations.

Installation of prefabricated Bothies can be completed in as little as a day, minimising the risk of weather delays, on-site disruption and labour costs. Please note that for prefabricated delivery, the delivery truck must be able to access and pull alongside the site.

For prefabricated delivery, full access for a HIAB truck to pull alongside the site is required. To ascertain whether this is feasible, when filling out your enquiry form please ensure that you include the what3words coordinates for your intended site, a satellite image that outlines your site's access route and photographs of the site.

Low bridges, weak bridges, low overhanging trees, overhead cables, narrow gate posts and railings should be taken into consideration when determining whether prefabricated delivery is suitable for your site.

In some instances, we will recommend that a logistics company conduct a site visit to confirm that access is possible.

Installation

Our Bothies are installed by our team of specialists. 

Installation of prefabricated Bothies can take as little as a day for a single unit.

The turnkey solution is the fastest, most convenient way to get your Bothies move-in ready; the Bothies come fully clad, internally lined and with all electrics pre-installed. Delivered as prefabricated units, your Bothies can simply be hoisted into position and hooked up to on-site services. 

Included: corrugated cladding on side walls and roof, Scottish larch cladding on gable ends, electric underfloor heating, engineered oak flooring, birch ply internal lining, Anglepoise light fixtures, Schneider electric points.

Not included: accessories, delivery, groundworks, foundations, connection to services.

A middle ground between a self-build and a turnkey project, the shell-only option provides you with water-tight Bothies ready to receive your choice of internal finishes, installed either by yourself or your preferred tradesperson in a timeframe to suit your budget.

Included: building envelope wind and watertight, including structure, cladding, insulation, windows and door. 

Not included: electrical fit out and fixtures, internal lining, hardwood floor, accessories, delivery, groundworks, foundations, connection to services.

Our Bothies can be installed on various new or existing foundations (ground screws, concrete pads, pier foundation system).

Where the ground conditions are suitable, we recommend ground screws as they are a cost effective, low-carbon foundation system that removes the mess created by digging and concrete work, and can be installed quickly and all year round. 

Bothy Stores does not provide a groundworks service. Foundations will need to be implemented on site by a local groundworks contractor, prior to the delivery of your Bothies. It is the client's responsibility to engage the necessary third parties. Bothy Stores will liaise with third parties to ensure clear communication of details and timelines.

Turnkey Bothies have provision for water and power supply and are fully wired with lighting and socket points.

Bothy Stores does not provide connection to services. Water, waste and electrical connections will need to be implemented on site by local tradespersons (plumber, electrician and groundworks contractor). It is the client's responsibility to engage the necessary third parties. Bothy Stores will liaise with third parties to ensure clear communication of details and timelines.

Yes, our Bothies have integral surface water drainage with concealed downpipes. These can be routed to a collection point, soakaway or existing drainage, depending on the services and ground conditions at the proposed site. 

Our standard spec insulation is 140mm hemp insulation in the walls and roof. Insulation is included in both turnkey and shell-only installation options.

Each Bothy is made to order. Lead times typically range from 12-20 weeks but can vary according to demand and level of customisation requested. 

We recently commissioned Savills Tourism, Leisure & Events Consultancy to conduct a Return on Investment (ROI) analysis on our Artist Bothy and Studio Bothy. The analysis showed an ROI of 15%+ for 3 bothies and 17%+ for 10 bothies. Please get in touch if you’d like to view the full report.

Yes, we offer a 2% discount on orders of 3 Bothy units, 3% on orders of 5 units and 5% on orders of 10 units.
