Where is Bothy Stores based?

We are a Scotland-based social enterprise. Our Bothies are built at our workshop in Fife, Scotland.

Do you have a showroom?

No, we don’t have a showroom but if you are interested in seeing a Bothy up close, please get in touch with us via email.

How much do your Bothies cost?

Outline prices of our Bothies can be found on the individual Bothy webpages. We provide a full price list, which includes the costs of optional extras and upgrades, on receipt of your enquiry form.

Can you help me find land for a Bothy?

We recommend looking on woodlands.co.uk, uklandandfarms.co.uk, John Clegg & Co, Future Property Auctions, and other auction and property websites.

We also recommend 1000 Huts which is an excellent resource on hutting and provides other suggestions for accessing land.

Delivery

Where do you deliver?

We deliver to sites across the UK. 

We deliver both prefabricated and flat-pack Bothies to sites within Scotland.

We deliver prefabricated Bothies to sites in England, Wales and Northern Ireland.

How are your Bothies delivered?

Our Bothies are delivered either as prefabricated units or as a flat-pack cassette system. 

Prefabricated Bothies are delivered by a specialist low-bed HIAB truck and upon arrival, are lifted clear of the truck using the HIAB crane arm and positioned onto pre-installed foundations.

Flat-pack Bothies are delivered by a standard HIAB truck which drops off the modular cassettes as close to the site as possible. The lightweight cassettes are then carried to site by hand or off-road vehicle.

What is a prefabricated Bothy?

Prefabricated Bothies are assembled off-site in our workshop, ready for delivery to site by low-bed HIAB truck. Installation of a prefabricated Bothy can be completed in as little as a day, which minimises on-site disruption and labour costs. Please note that for prefabricated delivery, the delivery truck must be able to access and pull alongside the site.

We offer the options of turnkey or shell-only installation.

What is a flat-pack Bothy?

Flat-pack Bothies are assembled on-site. This option is useful for less accessible locations as the modular cassettes can be carried to site by hand or off-road vehicle. On-site construction time for a flat-pack Bothy will vary depending on location but typically ranges between 2-6 weeks depending on Bothy type. Please note, flat-pack delivery is only available within Scotland and the number of flat-pack Bothies constructed each year is limited and at the discretion of Bothy Stores.

What type of access is required for prefabricated delivery?

For prefabricated delivery, full access for a low-bed HIAB truck to pull alongside the site is required. To ascertain whether this is feasible, please upload a satellite image that outlines your site's access route and photographs of the site when filling out your enquiry form.

Low bridges, weak bridges, low overhanging trees, overhead cables, narrow gates posts and railings should be taken into consideration when determining whether prefabricated delivery is suitable for your site.

In some instances, the haulage company may conduct a site visit to confirm access is possible.

What type of access is required for a flat-pack delivery?

Flat-pack bothies can be installed on almost any site; they are perfect for less accessible sites in back gardens or up hillsides. 

Flat-pack Bothies are delivered by a standard HIAB truck which drops off the modular cassettes as close to the site as possible. The lightweight cassettes are then carried to site by hand or off-road vehicle.

Who installs your Bothies?

Our Bothies are installed by our team of specialists. 

How long does the installation process take?

Installation of a prefabricated Bothy can take as little as a day. On-site construction time for a flat-pack Bothy ranges between 2-6 weeks depending on Bothy type and specifics of site.

What's included in a turnkey installation?

The turnkey solution is the fastest, most convenient way to get your Bothy move-in ready; it comes fully clad, internally lined and with all electrics pre-installed. If you’ve opted for prefabricated delivery then a turnkey Bothy can simply be hoisted into position and hooked up to on-site services. Turnkey Bothies delivered as a flat-pack system are finished on-site.

Included: Thermopine® cladding on gable ends, engineered oak flooring, light fixtures, electricity points, white washed birch-ply internal lining, mezzanine and ladder.

Not included: delivery, accessories, groundworks, foundations, connection to services, flat-pack on-site installation charge.

What’s included in a shell-only installation?

A middle ground between a self-build and a turnkey project, the shell-only option provides you with a water-tight Bothy ready to receive your choice of internal finishes, installed either by yourself or your preferred tradesmen in a timeframe to suit your budget.

Included: building envelope wind and watertight, including structure, cladding, insulation, windows and door. 

Not included: electrical fit out and fixtures, internal lining, hardwood floor, mezzanine and ladder, delivery, accessories, groundworks, foundations, connection to services, flat-pack on-site installation charge.

Foundations & Services

What foundations do I need?

We are working with a leading ground screw company to specify and install foundations for the Bothy. The ground screws can be installed in a matter of hours, creating a cost effective, low carbon foundation system that removes the mess created by digging and concrete work. The installation can take place year round and is an ideal system for sites with restricted access.

The ground screw company can undertake site visits to complete pre-installation ground tests, ensuring the correct ground screws are specified for the soil conditions to meet compression and uplift requirements specific to the project.

 

Planning Permission

Do I need planning permission for a Bothy?

The Bothy has been meticulously researched and designed to comply with permitted development (Planning) and to be exempt from requiring a building warrant (Building Standards) in most cases. However, as every site has different characteristics, and local authorities follow different guidelines, the responsibility for ensuring relevant permissions are in place must remain with the owner.

If you have any concerns regarding this, in the first instance contact your local authority or email Bothy Stores to discuss your proposed location and establish what action, if any, should be taken.

What’s the lead time on a Bothy?

Each Bothy is made to order. Lead times for both prefabricated and flat-pack Bothies typically range from 12-20 weeks. Our manufacturing and delivery times can vary according to demand and level of customisation requested.
